How land auctions actually work for builders

Can I do due diligence before bidding?
Yes. Title work, surveys, and any environmental docs are published before the auction date. You walk in with the same file Troy has — no surprises after the gavel.
What does close usually look like?
Most land auctions close 30 days after the sale. Earnest money is collected at the auction (typically 10%), and the balance comes at close. We coordinate with your title company.
Do you handle entitlement or zoning?
We don't entitle the land for you, but we share what we know about the parcel — zoning, utilities, road frontage, any prior survey work, and which neighbors have built recently.
Can I make an offer before auction?
On listed (non-auction) land, yes — submit through Troy directly. On auction parcels, a pre-auction offer is sometimes accepted at seller discretion. Use the form above and we'll tell you.
Do you cover Tennessee too?
Yes — Giles, Lincoln, and Lawrence counties primarily, plus additional Middle Tennessee counties as auctions arise.
